John Webb finishes up his walkthrough of the Fair Oaks Home Addition and Remodel project in Eugene. Due to previous construction and code standards versus what we have today, hanging new windows and providing adequate privacy, required thoughtful design. Up to Code – Remodel Design Did you ever see what we did with all these windows? I ended up having to change the windows without having to reframe everything. And because non of them egress to today’s standards. You couldn't, a person can barely get out some of them. They were single hung and so the openings were very small. And to bring it into the new code stature and the egress: I did these because I can keep the same opening and you have that type of an opening to egress. So these are a tilt & turn window, which is very common in Europe. But these are made here in the Northwest, a company. And other thing is really nice about them with storms and everything else. You can still get it open for ventilation and I when it’s storming and raining, even if the water hits it, it’s all made to run down and right out. So you can still have ventilation in a rainstorm. Anyway, that was my trade out with all this. I did run into something that was a I didn't count on right away. Is two by six construction versus two by eight. Putting the blinds on that roll down. I’d have to trim out a certain way so that it misses the handle and is up high enough so that it works well. You know, you know, a lot of American windows, the standard double hungs a single hungs. They would have put in this area. And we don't have the space. So two by six construction, it's easy to mount the new blinds on. But the two the two by four construction, if I don't build out a little bit, if it's the handle and if you have blackout blinds, it would just be sunlight coming in around the outside. John continues his walkthrough on the Fair Oaks Home Addition & Remodel project in Eugene. In this Master Suite Addition a bedroom is turned into a spacious walk-in closet. Then existing and IKEA Cabinetry come together to provide thoughtful storage throughout the home. the Ultimate Walk-In Closet This is a pretty good sized closet. Um, oh, this is a closet. This. And so from all the old closet stuff, I saved all the parts that we took out. And. And I know I saved over all the old cabinetry that we've pulled out here and there I saved. And we're going to repurpose everything in the master closet along with new stuff. So the master closet will have, you know, walnut cabinetry and, you know, white melamine kind of mixed together. So it will to be a really handsome closet when it’s done. More than and we have to design that, you know. Right. And have the clients look at it. Yeah, but it's in my head about what I need to do. So but anyway, it's going to be a pretty nice closet. When it’s all said and done. This here, we're pulling these out. These will have new IKEA PAX units put in and we'll probably donate these old cabinets here to BRING or one of the one of the ReStores or someone that really does all that recycling and someone else can use them. They’re all pretty nice cabinets. You know, I still do just one thing, honestly. A lot of stuff in here, even though it was a really nice remodel. It wasn't detailed down to exactly what they were going to be, putting them in the usage of it as changing a couple of these cabinets. We have the usage and what's going on them and maximizing the storage space. I mean, in a place like this, you know, and you've got like you said, you've got children. And linens and first-aid stuff. And whatever else comes along, you know that you're going to want storage in here.
John provides us with an update on the Fair Oaks Home Addition & Remodel project in Eugene. It appears that renovating the Master Suite with Bedroom Addition was rather involved. Fortunately, with John’s help it will provide the peace & quite the homeowners are seeking. Master Bath – Remodel Design This was a nice remodel that was done in the early 2000 that looked to be but the cut out all of the framing in here with this part. So you only have this much space over the top and the bottom. And this is going to be a big shower pan in here, which is going to be too much weight. So we had the engineer come in and see they hacked these off prior. So anyway, we had the engineer come in and he redesigned this. So we added and glued and screwed with timber locks the top plate and a bottom plate. Kind of like a top, you know, two by fours on each side, top and bottom, which stiffens everything up so that we can put all the weight in here. We want to have a failure walls cracking or tile cracking or any of that in the future. But, you know, this is something that you run into. I mean, here you have all the old cast iron and then somebody spliced in here and some of the other things that we do just simplifies it because the room is big enough. I just put another wall in front of the old wall so that we can honestly stuff that with insulation, which will make it make this much more, much warmer and cooler in the summertime. And it's going to help with noise and everything else from outside. But this is a, you know, a nice way to be able to do that. Design for Peace and Quiet And we did the same thing here. So this will be packed with more insulation for soundproofing. This is the master suite, so you won't be hearing anything from any other part of the house. This floor here will all be stuffed solid with insulation, blown in and packed. So it's going to be really acoustically quiet and you're not going to be hearing anything from any other part of the house. There's a, you know, a family and, you know, kids and everything. It's just, you know, the house is going to be pretty alive with, you know, life going on. So this is kind of going to be a nice place if someone wants to sleep. You know, they, if they're traveling or they need to sleep when they get back jet lagged. This whole area is going to be nice to be able to shut off and have a peace and quiet. Well, that's what's going on. You know, a little fortress of solitude. Yeah. What did we do here? Oh, so in Europe, they have a little sprays for in the bathroom, in the toilet. So this is a little handle that goes off and we put a little drain down. They had mentioned that the only problem in Europe they have is sometimes it just gets water on the floor and gathers. And so what we did is just put a drain down there so that it just it's got a place to go. So even if it did hit the tile floor, it can be just squeegee them there. John gives us an update on the Fair Oaks Home Addition & Remodel project in Eugene. In this segment he explains how he designed the air circulation to be effective regardless of the season. Air Circulation – Remodel Design And solid. I guess it goes together. But this room should be all finished pretty nicely when we go to trim it out. Also in the heating system, again, I design so that they work correctly. Is, you know, all the heat rises and so when they just shove a return air outside in the hallway, you're basically hoping to pull everything, and that the doors are shut. It's not going to be feeding as much and it's just going to be sucking air from in there. So the winter time, it's not a big deal. But in summertime, all the cool runs down. So if every, if the doors are all open, all this cool air is going to run downstairs, and it’s going to be hot up here. So all the rooms upstairs all have their own return air in them. So everyone has a feed in all the rooms and also a return. So when the doors are shut it all circulates all the time, has cool air in it. And then we have another return air in the hallway. So it should run really efficient. And realistically to keep the temperature whatever you set it at in the house. And this area, I'm going to probably set the thermostat here in the master hallway when we come in just so that it kind of manages. It's such a big area that it manages everything because, you know, the other bedrooms are, you know, 12 by 14. Which are still good sized rooms, but they're going to be able to be on their own.
John provides an update on the Fair Oaks Home Addition & Remodel project in Eugene: from refinishing the existing cabinetry and adding custom shoe drawers, to planing studs to ensure perfectly flush drywall installation. Custom Cabinetry Design All.... All the old cabinetry is all being repainted so that one was finished yesterday, that one’s getting finished today. And then they're going to get ready into this one in the next all these old cabinetry, just like what we did here. And then from the crown molding up, the painter comes in and takes care of it. I’ve designed a shoe... big deep shoe drawer for this area. It's basically four feet deep and, you know, probably a couple of feet wide and it will all be trimmed out. You won't be able to see it's here, really. But the whole thing will pull all the way up to somewhere in this area and it will house, you know, 50 pairs of shoes this you know, all the way in here. So they don't like the they went around the house with no shoes on And so everything has got a place here. So that one we just ordered a some drawer... Drawer hardware for that. Now I've just got to design it now. I've got it in my head. I just haven't gotten around to it yet. This the master bedroom. So what you saw him doing downstairs and what we do for everything is we plain and stack wood, er, stack cardboard. So when, all the walls and everything gets drywalled and plastered, the walls are perfect and they don't have lumps and bumps in them. Drywall and Quality Construction So every all the new additions we did that with. The newer wood.. The newer wood tends to bend more, and warp out, and makes it so everything is off. So even now, even though all these studs are crowned, we still end up with problems. So as you see with this stuff here, this is you know, building the thing up so, that you can run a level, a 4 foot level. Excuse me, an 8 foot level all the way across, back and forth, and everything slides nice and easy on everything. There's not a whole lot that when you figure the putting wood in. You see he’s already planed all this. This is natural. But you start looking over here, he had to plane all this to make it all happen like that. So the ceiling isn't quite as bad. It's a tongue and groove ceiling. So it kind of level itself out because it's three quarters of an inch thick. Written by Todd Zimmerman Producer of the John Webbccast
John walks us through the brilliant choices made to build character and privacy for the homeowner of the Hatfield project. From Trees to perennials, a lot of thought and hard work went into this design. the Importance of Landscape Design So my buddy Barbara and I, all of us was beat up this landscaper, all the landscaping here, which is, man, I'll never sell the landscaper short again. We have like 400 plants we put in and we brought, I'm guessing, at least 100 yards of really nice topsoil and dirt. And it was all done by hand. And then Tyler, our concrete guy, brought a lot of it in with his little walk behind tractor and skirted most got a lot of the elevations in. But my son John I think we saw it there earlier he his heads on placing all the rock and all the detail and he put all the bark mulch in carefully around all the plants. And but I'm telling you: these are all young, but Man, in three years this front yard is going to be pretty private and just absolutely beautiful. The lawn will go in probably around the middle of the month. This landscaping wrapped all the way around this property. Every inch of it was done. The only part we done, we left a little meadow up in the top that I mentioned earlier. Somebody could do a garden or storage or whatever they want with it. We’ve got stepping stones around it, some pretty cool plants. It’s totally irrigated, where we put extra sprays on the trees just because they're new. Everything's got a place. And here, the master bathroom is, you know, out here. Back in the house. So the evenings we we have lighting that's out here. So this all gets lit at night and it goes inside the house. So it's all indirect. So it should be pretty sweet when it's when it's all lit up at night. Landscaping Adds Value & Comfort Well, this is the type of house even the banker was here yesterday and she said that this is a, this is a custom house. I said, no, it's just, you know, a very thought out, thoughtful house. And, you know, some it can have many things done. Like I mentioned before, somebody could have another person live upstairs and not be a part of it. But I find a lot of my clients, as they get older, the worlds get a little bit things get a little bit smaller, they're not going to go in as much. And they end up using only two or three rooms in the house. And sometimes there might even be the kitchen and the dining room and the bedroom and it's because it's convenient. They're close. But this house is made to use the living area in the bedroom, but it's in the patio. It's all one so it's, it's beautiful. It's made for beauty and light and, you know, a cool place to live is what it's about, you know. Let alone the investment. So that she was kind of I think she was a little taken aback when she saw the landscape be there. Landscaping - Creating Privacy & Character And she loved the fence. Everybody loves the fence. Now they're probably going to make a bench that sits out here. So somebody you know, the garden means a lot, a lot of beautiful plants and stuff in here. But, you know, there's honestly room for people they want. They have ornamental things or plants that they absolutely love and different species. This is a great shaded garden most of the day. So the hastas are going to do excellent out here and everything we planted is going to do really well. But, you know, there's room for some annuals and stuff like that every year for people to kind of put their own signature on things and brighten things up. But everything that we had put in is going to come back year after year after year and get bigger. Bigger and more lush. One day, these are going to be, you know,18 feet tall. You won't even see the house from the back anymore. So but as I tell you can walk all the way around this place. Well, this landscape is great. I tell you, my my friend Barb is the brilliant one here. And I could never have done all this and made it look as beautiful without her. And she's patient with me and she's taught me a lot. So that's it's kind of, it's kind of a new era of a new challenge of things that I'm going to do more of in the future. Everyone's working really hard on this place, so it's taken, you know, an army of guys, you know, just putting different talents in here. And, you know, from all the rock work, from the excavation to the landscaping to the foundation and all the floors and the siding and the roofing and the gutters and the electrical and the plumbing, heating and cooling. This is going to be really a pretty special place when it's all said and done.
John Webb shows us more built in storage and the amazing designs for the bathrooms for the Hatfield new home build. A lot of talent and hard work has gone into this home, and it has clearly paid off. Take a look! And then when we have the carpets, it’s going to get Karastan Carpet going in, only the best. The entryway is the same way. Getting ready, coat closet. So we're just going to we're just going to do one hanger in it. But man, they got a ton more storage in there than they need. Oh, and then room for another Dyson; one for the top floor and one for the bottom floor. So here we've got this one here. He actually he does have all the toilets done. He's got to get the wall hung sink in. We’ve got this cool wall hung sink from Signature Hardware. And again we made the mirrors and stuff. The mirror frames are all the same. And this is all everything's ready for template. We're ready for template today. This gets a quartz up here too. Then, what I did here is, you can see the frame and I built the framing around the bathtub. So it looks like a pedestal tub when you walk in. But, you have a seat if somebody needs to sit up or they have a place to set stuff next to the. Up next to the tub when you're in it. The worst thing about these is that a lot of people put them in, it has a spout that comes out of the floor and there's nothing around it. And you know, there's no place to get in easily or get out easily or lean. So honestly, this is thinking ahead that if anybody needs to have a handle bar or whatever, this is a great place to mount them now and you would never notice them. This closet will be put together tomorrow. But I got too many cabinets. We have hanging on both hands. And these are all shoe racks. So there's made for shoes on both sides. This is all drawers, countertop. And then I've got these cool glass cabinets on the top and some open shelving between them. I have some more littler drawers for jewelry or, you know, belts or tie clips or scarves or whatever else somebody might have. That should be pretty good. And if this closet wasn't big enough, if someone wanted to move winter or summer, you got the upper closet upstairs. They could switch their clothes if they wanted. You know, coats and things could always be in another closet. Master bedrooms done. I mean, except for the electrical and the light. Come on out into the patio. Cool thing is you could walk all around this house. One door leads to another place that goes in another door. You're not going back through the same door you came in. This is facing south. So in the winter, when the sun is lower, you'll have really great light in this house. This is a great outdoor patio for eating or for outdoor furniture. We're working on the kitchen right now. I think if you got it, it's the barbecue sitting in on the master bedroom for right now until we get the granite in out here. But again, we made custom doors for the same thing and it will all be finished with that distressed driftwood look. A little bit different detail. Ben, my painter my painter. He always gets kind of excited when he figures out what I'm up to. He's a total partner in what we end up with because I'll show him something. Or, I’ll show him a sample of something and ask “How we're going to get here?” Because sometimes the samples are just plastic or a picture and we're in real life trying to create something that might have that similar look. And I call this kind of driftwood looking. Is that the easiest word I can think of? You know, how to describe it, you know, as far as the color and the texture and that type, that everything's been sandblasted.
John talks cabinetry, countertops, and streamlined storage for the Hatfield project. For numerous reasons, including quality Blum hinges, hardware and amazing warranties, John went with customized IKEA Sektion and Pax cabinets with Dendra Doors fronts. Not only are these choices cost effective, they are easy to make your own with quality makers of aftermarket doors, drawers, panels, and trim. Coming in here: we’ve got a template coming in today, so all the countertops will be in template and then we'll all be installed next week. So we're just finishing up some of the just a few of the details and getting ready for the countertop. People. The island is done, but here are some doors we made for. So when's all said and done? You won't even know there's doors underneath here. But you got all that extra storage. It still needs to be sealed and stained. Anyway, it's the first time I've done this. Just again, it's just the recycled stuff that they want. Real long pieces, but they all work out when you have enough of them. And we sandblasted everything. So they'll be in here to stain this next week. Even the top of the chimney over there for the stove. Then this gap is going to have the same detail that's upstairs to see. All these closets are pretty cool. John Rivera's here right now. He's our plumber and he's getting everything set and finished. He's pretty much the last one. The the electrician comes in on Monday and they'll have all the light fixtures and everything. All sparked up and working in here. Well, honestly, we're everything's done up here at this point. We're just waiting for the countertops and then the carpet goes in the whole house. Everything's built in. As I've talked about earlier, the closets are all built in the got soft closes. I've got to put the knobs on. I'm still but you know, we've got all the built in drawers. So I have some pretty nice basic stuff which is a little you know, it's got really good storage. But I could we could critique this, We could have all drawers in here. We could have all shelves in here. You could have tall hanging, short hanging things for your shoes. But it's a nice option. So in a home like this, you just you pop in and you just put your furniture. You don't have to. I mean, honestly, you can put a bed in here and a chair. That's really all you being that. No, we're we're right down to the wire up here getting finished there. As you see, it's like all this wall, the closet, everything is this place is just got a ton of storage. So this last one here I've left for, it's for Zach for a Dyson vacuum cleaner. So it's going to be like a cordless. It would be charged or somebody would have a vacuum that they could carry around and clean the place and put it away. Something light and without a cord. They're pretty nice nowadays, but we're done up here. You know, he's got a few drawbacks. A snap on the refrigerator goes in, and that will happen soon as the countertop goes in next week. No. And this is all IKEA. So, you know, most people just put, you know, set them on the ground and go with them. But when I plan the house, when I design it, I just plan the spaces to hold everything evenly. So then when it's all trimmed out is trimmed out just like all the doors, everything's trimmed out the same in the house. So all of a sudden it's integrated into the design of the home. It's pretty cool. This is what I call pretty seamless in the house, I mean, and timeless. You more stores than you need, I think we noticed. But there's a whole other attic space of, you know, about 144 square feet up it just straight up above the bedrooms there, too.
John takes us on a walkthrough of the Hatfield project, starting with new home exterior design standards. For this new home build John tied interior and exterior accents together in charming ways. From the fence to doors to floating shelves design elements maintain a sense of warmth and consistency throughout the home. New Home Design and Build We're coming into the grand finale of this. So landscaping is all in completely. It zooms irrigation. The driveways in it came out pretty darn nice and everything's a little bit of design in progress. We cut our our x's in the concrete on the way up to kind of matches the fence, which ties into all the floors in the house. It's got a diagonal grip through the entire house that are five by five that are grounded like huge tiles. So everything is kind of seamless and goes together. We only really have the house as far as colors go. There's only three colors white. The color of the floor. And then basically the distressed thing, which is all the woodwork in the doors and some cabinetry and some accessory pieces, the outdoor kitchen is all done like this also. And the beams, we have, um, some got galvalume gutters, huge ones. So that was kind of fun. You don't usually see them put on houses, but, um, I like them just because they're kind of modern. But, you know, they hold a lot of water and I think they're timeless. They're good. Always looking at that. You never have to paint them or anything, and they all look pretty cool as they age. Neighborhood Design Standards John here is putting the rocks in a little detail we're doing around the driveway, just kind of helping plan with some of the drainage here in Coburg. They want you to keep all your stormwater and you don't want your driveways and stuff draining out into the street and stuff. So when we when I plan the layout here and the drainage, everything on the upper level, all tips all to the edges and you know, it's got rock percolating all the way around so all the water appears stays up here and then when you shoot down the driveway, everything kind of sits down to this side. And we have a basically it's probably about 18 inches deep and filled with rock all the way down. So the water really never hits the street. The well did a little bit of staircase over there, which is kind of fun. He threw a little handyman, um, staircase design in to get up into that. Maybe a future garden area or boat storage or whatever. Somebody would want up in that area. Um, be nice garden with raised beds, maybe for the future. I have some details coming still. I had some metal work made for the gable ends there soon as I get the paint touched up. When we're finished, they'll go in probably next week. So we have some metal work made for them and the beams and we had them all powder coated. So they're going to look pretty nice. Really nice detail in the house as I finish the painters got the house painted inside and out. Now it's complete. They're now just doing the, the little detail finish work with the staining and stuff. And you can see on this door here what they've, they've worked on so and this is all recycled wood out of our lumber pile. Stylish and Practical Designs These are all the mirror frames custom made that are going to be finished similar to the doors and the fencing. And so we have I have recycled mirrors. I'm going to have cut ten bucks a cat and I'm using mirrors. I've taken out of other projects that are in perfect condition and will going to be reused again. So, so instead of the landfill, all the stuff here is all recycled stuff that, you know, a lot of people would have just tossed out that I save it all dry and I'm in good condition. So up in the attic, that's a huge storage space up there with the heating and cooling equipment and also the gas or the boiler, which is the main source of all the hot water in the house, about 250 gallons worth an hour of hot water. So this is going to be all built in. They started getting the cabinets and for the work bench. Here's kind of what our wood doors are distressed looking and we have a nice clear finish that's going to go over all of them. So they're going to pretty much stay like this forever. Kind of looks like driftwood.

Coordinating subcontractors, crews, and materials can be a juggling act, but it all comes together. Home Addition Update So this week we accomplished getting this all finished up or nailed off and dried in. We ordered the roof so we'll get the roof on next week. And, I'll get it inspected and then these windows and this whole section will all be finished. So it's ready to go. And, If you look in the living room, all the trim been cut for the windows. And it's all cedar. Because cedar holds up for years while this new stuff doesn't hold up is good. So anyway, it'll be primed completely on all sides and ready to go. Framing and Trusses The framing package is all here. So now all the framing is done for the floors. So next week all the walls go up and then the week after all the trusses come on here. So this section is going to get buttoned up here before you know it. And then they're on the siding. I'll have another couple of the guys just working on this side of the house finishing up. So we should be moving along pretty good. I'm guessing that we'll be having the electricians and plumbers here, I would say April. It should have all the electrical and plumbing, all the rough in done. All the roofing should be done by then. And the siding should be on its way. So we're moving along pretty quickly. Pouring Concrete He's still got to pour the front. Which I was waiting to get the building up so I can attach the roof well. And so I attach the section that the heat pump sits on so that it doesn't vibrate. So you don't hear it downstairs. It will hang, you know, across from wall to wall, and then we'll pat it. And so when the heating and cooling comes on upstairs, you won't be hear it in any other part of the house.

I've been working at John Webb Construction. He's got a good group of people. He's got the same people around 95% of the time. It's kind of camaraderie. A lot of fun. From my perspective, plumbing is actually a good design for the for the purpose of the fixtures in the bathroom stacking over each other. It's got a good friendly layout. You can come in from one room. You've got your utility area separate, completely separate from the living area. Then you've got your kitchen area. You can head upstairs and you've got an entertaining area with the bar sink and whatnot. The recirc is really cool. He’s got a hot water recirc system as well as a boiler system, which is very efficient. Framing is interesting. There's a lot of lot of wood, a lot of distance to get to. And generally a lot of times you can go through in a few little spots and make it pretty simple and consistent. But on these, every one is unique. Every time you build the house, you don't just go to the standard what you think you're going to be doing. You go in and you've got to kind of create things and think outside of the box. So which is cool. John's very creative like that, though. He’s kind of reinventing the wheel sometimes. And that's funny because at the end, like for years in the past, I'd never seen people come through and like take eight foot levels and plane the whole wall and then put stapled plywood on, and I mean, they smooth plaster wall. He wanted it perfectly, perfectly smooth. You know, and this was back when Dale was, this about 15 years ago. And every single, every stud, every framing remembered was you had to take it, put it this way. It couldn't rock back and forth, had to be perfect level this way. I remember Dale was really wound up because they spent about three days doing that s^!t. Just stapling plywood or stapling cardboard to walls. And sometimes it only start here. It got four foot and six foot. But he wanted it. He wanted a good product. That was the bottom line. No matter what. It wasn't the recall. It that he wanted to turn a good product. A lot of people are more production driven. And it's not that you just stop working here, but you don't have to be production driven. It's more important to do a cost effective job, but turn the best product you can. And that's funny cause like some of the jobs I come off of recently, it's exact opposite. They just want the plumber in and 8 hours, electrician 8 hours and they want to sell the house in 16 hours, you know. So and there's so much money in that. I'm sure there is, but there's a lot more callbacks too. Yeah, a lot more issues to deal with that are after the 365 days. Yeah. Like this one that these these type of slabs are really cool and unique. I've never seen them. You know, when I first started working there, I'd bet It was more like 18 years, when I first started working with him. And the whole concept of the post tension lab and the stretching it tight and everything. When we actually plumb this thing, there's a whole bunch of cables and we have to design this plumbing systems so that all the pipes that come through the floor. When he stretches those cables, all that stuff stays where it belongs and it has to be just right and perfect. Like when Dale and I laid this out, there was issues where these cables were interfering. Well, there's one right here, and they would. And so we took the time of moving them to let the plumbing be good and not be damaged ten years later. Where then the other guy might just grab the cable and stretch and it may give it maybe five years before it shifted. But those were the things that were much more important. And the know the most builders would be like, I don't worry about it now you're overthinking it, you know. So, that part I really enjoy. The fact that willing to go the extra to give the most. That part I really like.
John Webb enjoyed all the design details he worked in throughout the Hatfield Project. From creating an in-home spa to the heated floors, to the elegant lighting coupled with natural sunlight, it turned out beautifully. John walks us through how he made these decisions and the overall appeal and charm they provide. We have an atrium outside the master bathroom window out the master bathroom. The master bathroom was really a great spa area. It's got a great pedestal tub. Lots of you know, it's got two sayings, but it's got a lot of counter space and storage in there. Also, it overlooks a patio area with a seven by six window right in front of the pedestal tub. And so we're just talking with the landscaper yesterday, as a matter of fact, of how we're going to landscape all that and finish it. It's private. So you really only see it from inside the building. And so anyway, it's just kind of funny that we're thinking about that now, but it's going to be a pretty spectacular area, especially in the evenings if you're if you just have the outside light on. That's enough light. The light, the whole bathroom that all you're going to see is a gardener. So that's a little unusual for a home nowadays. It looks like the our concrete guy is getting ready to put the patio here. So I'm guessing if he does that next week, we'll be pouring the patio in, then the shower pan in. There is the same thing. So the floors and all match completely. So that's pretty seamless too. It's pretty nice to be able to walk into a shower with no lip in it and the floors all be exactly the same. So that's a change of anything. It's kind of fun right now, just choosing all the textures and the tile. And, um, I'm, I'm a, I'm a guy that doesn't like a lot of frills. A little is a lot. I mean, I prefer to have it like an art gallery that anybody could put, I mean, throw a reptile in it. That's your statement, you know, not think that it's a certain way or a certain style. It just want it, you know, I want it to be modern, but I want that edgy, historic feel and I think we're pretty much accomplished that at this point. You know I can't honestly wait to hang all the chandeliers or the Sputnik chandelier and all the ceilings because that's all the rooms have them right now. I'm just getting to the point of seeing this one. This one's going to be coming to an end in July, and I'm thinking about how much to ask for it. Um, the landscaping could be expensive, and, um, but I think that if it's done right, it's an asset to this property. If no one will touch it and just love it for years. Just a lot of thought is went into this to this, this building and the living space. I it's a lifestyle, basically. It's not just a house. It's a place to live and have family and feel healthy. And you know, you could live here today. It's the whole reality here laying flat.
